Frequently asked questions

These are the questions corporates and institutional investors ask us before we start: who we represent, how our fee is set, what the process includes, what an off-market transaction is and how we protect your confidentiality. If your question is not here, submit a confidential brief or call us.

Representation

Who does Mazor represent?

Only the tenant or the acquirer: companies looking for offices, industrial and logistics space or land, and institutional investors looking for income-producing assets. We do not represent owners and we do not market properties.

What is the difference between a dual-agency broker and a broker who represents only you?

A dual-agency broker earns when the deal closes, even on terms that do not serve you. When we represent only you, our interest is your terms: price, term, improvements and exit provisions.

Who pays the brokerage fee?

The client we represent. The fee is set in a written brokerage engagement before work begins, as required by Israel's Real Estate Brokers Law. We take no payment from the other side of the transaction.

Do you work with companies based outside Israel?

Yes. Multinationals entering Israel or relocating headquarters receive the local market from us in the format their decision-makers use, in English and in Hebrew.

Process

How do we start?

With a brief. You define entity type, transaction type, asset type, size or budget, location and timeline. Submit it through the confidential form or by phone, and we come back with a proposed workplan.

What does the process include?

Six stages: brief, market mapping, screening, pricing analysis, negotiation and signing. Each stage ends with a defined deliverable and a decision point for you. Details are on the process page.

How long does it take to find a property?

It depends on asset type, size and availability in the location you need. We set a timeline together at the brief stage and update it at every stage, so you are never relying on a general estimate.

Do you review planning and zoning?

Yes. Before you decide, we review permitted use, building rights and restrictions with architects, including architectural plans, building permits and zoning amendments, so you know what can be built and operated on the property.

Do you handle the negotiation?

Yes. We negotiate with owners or their representatives on price, term, improvements and conditions, and work alongside your legal counsel through signing.

Assets

Which asset types do you source?

Offices, logistics and open storage, industrial, employment land and income-producing assets.

What is an off-market transaction?

A transaction on a property that was not publicly offered for sale or lease. We identify assets that fit your brief and approach owners directly, on Mazor's behalf, without disclosing your identity.

Why are there no listings on the website?

Some of the assets we source are not on the market, and their owners expect discretion. The website presents our service and process, not inventory.

Which regions do you cover?

All of Israel, from the central business districts to industrial and logistics zones in the north and south.

Confidentiality

Do you sign an NDA?

Yes. We sign an NDA before receiving any material information.

Will property owners know who the client is?

Not unless you approve it. We approach owners on Mazor's behalf and disclose your identity only at the stage you decide.

What happens to the details I submit in the form?

They are sent to us by email and used only to handle your enquiry. They are not stored in a database on the site and are not shared with third parties without your approval. See the privacy policy for details.
